I know it is early days still in terms of the settlement of our mum's property (2 Cherryl Street Forest Hill) but I just wanted to thank you Matt, as well as Christine and others who worked so hard at showing our mother's house to interested people. As executer of my late father's estate, I recently had to put on the market his home at 18 Glengarry Ave, Burwood.
In the process of selecting an agent I interviewed 5 different companies. All were professional and courteous; however there were considerable differences in their valuations, as well as the costs for their services.
Of the five, four agencies insisted that the best possible outcome would be obtained by auction, one offered as an alternative a closed bidding process, in which no bidder would know what other interested parties had offered.
When it came to the actual cost of selling this property, only Cooper Newman were totally transparent. The other agents sent me professional packs filled with full colour promotional material, as well as reams of information on properties sold by them, historical data on prices achieved in my area, and bio's of their principals and staff. All in all, several forests were probably destroyed to convince me that they were the best possible choice for me.
Four agencies were quite well prepared to negotiate on the commission they charged, however, when considering the alarming amounts suggested for marketing an unremarkable triple fronted brick veneer in a choice Burwood location and adding to that the auction fees, there was actually no saving over the more upfront and sensible approach suggested by Christine.
Sanity and the solid business case presented by Cooper Newman prevailed. They conducted the sale process in a thoroughly professional and sensitive manner, both my sister and I were kept informed of all developments and their empathy with our emotional attachment to Dad's home was exemplary.
The final result they achieved was far in excess of our best hopes at a cost which was more than fair.

At the end of 2009 we decided to sell our property at 44 Montpellier Road Burwood.
Pursuant to this decision we contacted all the estate agents in the area and informed them of this decision and requested information and guidance.
Each Agency advised us of their process and also informed us of the charges levied on each process.
I.E. Advertising costs, paper work valuation fees etc.
However there was one agency which was completely different, CooperNewman arranged all the advertising and prepared all the required paper work without charge.

I'd never met or known Sam Kostoulias of Cooper Newman Real Estate, Burwood, until he came to our home, initially to do an appraisal of its value. Within 3 days of the sale campaign beginning and 3 days before the "For Sale" sign actually went up, he had receive his first written offer above our minimum price.
Ten days after commencing his campaign, he closed it. Sam had 4 offers above our minimum in a very short period of time.
When he presented the written offers, the first one was $15,000 above our asking price and we thought the others would come in somewhere close to that figure. The next one was $46,000 above our price, the third $53,000 and the winning bid $84,000 above what we thought an optimistic price to begin with. Had we gone to auction and those same 4 bidders been there, bidding would have stopped marginally higher than the second highest bid, and we would have been around $30,000 worse off.
I have nothing but praise for the way Sam went about the campaign in extracting best possible bids from potential buyers. I also thank him for the way he worked in a team with his colleagues at Cooper Newman, because it was actually one of his colleagues that teased out the winning bid.
The way Sam and Cooper Newman worked on our campaign had to be seen to be believed. Unlike many real estate agents, he was genuinely working for the vendor and not the purchaser to get a sale.
I would have no hesitation in recommending Sam Kostoulias to anyone wanting to maximise the price they get for their home.

In January we found ourselves with a property to sell in Melbourne at Burwood. My mother, sister and I are all from interstate so finding the right agent for the job was very important to us as we could not be there in person to field enquiries etc. On our arrival in Melbourne we arranged to interview 3 agents, randomly selected from the Internet. The other two agents were very glossy, offering to sell the house via auction and to prepare a glossy brochure, picture board, with photos, at the front of the house, exposure in the papers and via the internet - all very impressive.
Christine from Cooper Newman Real Estate then arrived on our doorstep and laid her presentation on the table - a straight forward, no frills, professional, honest approach where the advice was not to go with an auction, a picture board is often not the best approach, exposure in the papers does not really achieve a committed buyer but exposure on the Internet does and the glossy brochure was a waste of money. This was very refreshing after the hard sell we had received from the other two agents.

I had all kinds of agents come and make me promises - most of which I didn't believe. Most of them tried to convince me in a difficult market that going to auction was the best way to sell because there is a "deadline" for buyers - I just wasn't so convinced. I'd been attending auctions and saw how people just weren't bidding, rather waiting for the vendor to reveal the reserve and negotiate down from there. In my view that's lazy - and a whole lot of marketing dollars (your dollars) spent for no reason. With Cooper Newman I knew that the skill was in the selling - not the marketing gimmicks.
I also thought it important to go with an agent that I would be happy to buy from - if I felt comfortable, then so would buyers!
In the end I sold my (2) properties for more than Cooper Newman estimated I would receive. In a falling market this was achieved through sheer hard work, following up on every lead, and negotiating to get me the best price (not just any price). I didn't have to sell, so it was up to them to get me a price that would convince me to sign a sale contract.
My advice to any sellers - be a buyer for a few weekends - show some interest in properties in your area and see who qualifies you, follows you up after you make contact and more importantly who doesn't. You'll be very surprised.
